Outline of the Total QA/Moisture Entry Mitigation Program

The Total Program is designed to eliminate water/moisture entry problems and construction and design defects during the construction process. The program provides for total quality assurance in the design, construction, and maintenance of all structural and mechanical components in the home and the prevention of moisture entry and indoor air quality concerns (mold, etc.). The only way to eliminate moisture entry problems is through proper design and construction of the home and through the conducting of verification inspections during construction.

Program Details:
The Total Program includes:
  • The verification of all planning and design (Manual J - load calculations, energy calculations, etc.)
  • The program includes the bi-weekly and on demand verification inspection of all construction activities including code and defect inspections as well as verification of all subcontractor activities to ensure that moisture entry prevention details have been addressed
  • The process will include weekly inspections and reports to the construction superintendent
  • The program includes the implementation of shell waterproofing and damp-proofing measures including the sealing of windows, doors, and shell openings
  • The program includes detailed cleaning during and upon completion of the construction process to prevent construction dust related IAQ concerns from being built into the house
  • The closing stage includes final inspections (code, defects, and moisture entry)
  • Baseline Indoor Air Quality assessment, A/C system test and balance verification, Best Construction Management certification, and Moisture Entry/Construction Defect Warranty
If implemented in its entirety, the Total Program provides a warranty against moisture entry and construction defects that can be maintained indefinitely if the homeowner so chooses. Additional services would be provided directly to the homeowner after closing. These services are designed to ensure that the home maintenance is being kept up which would provide for the early detection of problems. By providing these services directly to the homeowner, it would smooth the transition from builder maintenance to homeowner maintenance.
