Naples Radon Levels by Zip Code

The Florida Health department has created a great database, linked here, of radon test results as reported by certified radon businesses and facilities per Florida Statute 404.056. This tool allows you to see the percentage of radon tests that returned greater than a 4 pCi/L result.  The EPA recommends homes and properties be mitigated if the level of radon is above 4 pCi/L.

Per the Florida Department of Health: This radon data does not represent a scientific or statistical survey; therefore, it should be interpreted with caution. The data provides an indication of the radon potential within a zip code if a large enough and properly distributed number of buildings have been tested and reported for the area. This data cannot be used to predict the radon level for existing or new construction. Structural features, construction details, and ventilation operations differ from building to building and greatly influence radon concentration. Structures within the same zip code may have dramatically different indoor radon levels due to these differences. Inferring indoor radon levels for untested buildings based on indoor radon data from tested buildings is not possible.

Since 2020, the town of Naples has been among the top 5 housing markets in the nation for price increases among vacation or second homes (Staff, 2022). It's not hard to see why as the area boasts a wealth of natural beauty, abundant golf courses, low crime rate, and plentiful shopping. The cost of housing in the Naples area, whether it be a rental property or a purchase, can be daunting. It's important, during the purchasing process of your new home, to understand the quality of the properties indoor air to rule out issues like radon and mold to ensure your home or property is a smart investment. 

Up until recently it was believed that there were only two sources of radon exposure – radon gas ground source seepage, and off-gassing of radon impacted groundwater. In the low ground source areas such as Naples, it was generally assumed that radon was not a major concern and not one that would warrant mandatory testing associated real estate transactions, etc. Today we are finding highly elevated radon levels in many Naples concrete building structures. Test results clearly show that the radon comes from the building materials and specifically from the poured concrete.

The problem is most significant in Naples condominium, apartments, and high-rise structures where large volumes of formed in-place concrete are used and where large concrete surface areas are present in close proximity to building occupants living in the individual units.

Naples Public School Radon Results

The Florida Department of Health publishes radon test results for state licensed, regulated, owned, or operated facilities. You can find their information linked here and in the table below. If you do not see your school in the table below it's possible a new test has been submitted since we checked on July 31st 2022. Please check the database linked above for your school. Per the Florida Department of Health: Radon Testing is required for State licensed, regulated, owned or operated Facilities.  This requirement is the same for all buildings in facilities required to be tested for radon per Florida Statue 404.056.  Currently all buildings in a facility that are used by the clients of the facility are required to be tested twice, five years apart.  Once tested twice, testing is no longer required unless one of the triggering events occurs:

1) a building is subject to significant structural renovation or a change in facility operation equivalent to a building structural change, or
2) the facility legally becomes a new facility.  Examples of a legally new facility would be the issuance of a new license, or there could be a change in ownership or operator.  If a facility operator failed to complete the required testing in any building by the time it was due, the testing should be completed as soon as is practical.

What Type of Testing is Right For Me?

The right type of radon testing depends on your situation. Our team will work with you to design a specific testing plan that ensures you receive comprehensive and clear results when you need them. Common testing situations are listed below. 

  • Testing before a real estate transaction - The EPA recommends that all properties be tested for radon prior to purchase no matter what zone the property is in.

  • Diagnostic Testing - The goal of diagnostic testing is to not only to determine if your home or property has elevated levels of radon, but to also pinpoint the cause of the elevated levels.

  • Pre and Post Mitigation Testing - Radon testing must be completed prior to mitigation in order to design a proper radon mitigation system fit for the property's specific issues. Additionally, testing must be done after any mitigation system is installed to ensure it is reducing the levels below the EPA's recommended action level.

How Long Does Testing Take?

How long testing takes depends on what stage of discovery or radon mitigation you are in. For real estate transactions in Naples or time sensitive situations, EnviroHome can deploy a radon inspector to perform short term testing, typically 48 hours. 

 

If the diagnostic testing or short-term testing shows elevated levels of radon in your home/building, it may be best to undergo long-term testing which runs for 91 + days.  The general guidelines are that Short-term test results between 4 to 8 pCi/L should be confirmed with a Long-term test of 91 days or more.  With long-term testing, seasonal weather issues, which can cause elevated radon results, are evened out. Additionally short-term results can often be influenced by house utilization (such as opening windows or doors) which is not an issue with long term testing. With long term testing, you gain a clear understanding of what levels of radon are present within the home and if you need to mitigate radon.

What if I Need Mitigation?

If, after the appropriate testing, your property is found to have elevated levels of Radon, our Mitigation team will create a specific plan to address the source of the radon. Factors that impact the mitigation plan include the levels of radon in the property and the source of the radon. 

Building Materials Emanation

The most common type of radon source issue in the Naples area is radon emanating from the building materials commonly used, chief among them, concrete. This radon source is mitigated through mechanical ventilation. Using propriety methods, EnviroHome is able to combine incredible cost effective methods to increase the rate of ventilation in the home which dilutes the radon below the EPA's recommended action level. Additionally, these methods improve indoor air quality overall making the home a much healthier environment. 

Ground Source Radon

The most common type of mitigation practice for ground source radon, or radon present in the soil underneath a property's foundation, is Active Soil Depressurization. This system works to create positive pressure inside your home so the radon in the ground soil under the foundation does not enter the home and is instead vented out to a location where it cannot harm individuals. Additionally, our team of radon mitigation experts might seal any entry pathways in your home that may be present to aid in the reduction of radon entering the home.
